1. Booking & Payment: To confirm a booking, a deposit of £100/US$180 per week must be forwarded with the booking form, duly signed. This amount should be sent to us within 7 days of the initial telephone / e-mail booking or your option may be released. The balance of the rental sum is due at least 10 weeks prior to the commencement of the rental period. Should payment not reach us by this time, we reserve the right to cancel the booking and you may be liable to pay cancellation charges as set out below. Full payment, including rental charges, security deposit and any supplementary facilities as requested, is required for bookings made within 10 weeks of rental commencement.

2. Security deposit: At the time of full and final payment, a security deposit of £100.00 / US$180 is also required. This is conditionally refundable within 30 days your departure from the villa. All or part of the security deposit may be retained by us to cover breakages. I.e. china/glass etc. made during your stay. It may also be retained should the key to the property not be safely returned to our management company or us.

3. Cancellation: Should you cancel your confirmed booking for any reason whatsoever, the following charges will apply and will be deducted from any repayments made to you:

• Cancellation prior to 10 weeks before rental: Deposit only.
• Cancellation between 5 and 10 weeks: 50% of rental.
• Cancellation within 5 weeks before rental: 100% of rental.

5. The accommodation may only be sub-let, shared or assigned by you with our agreement otherwise only those persons shown on the booking form are permitted to stay in the property.

6. Changes to Bookings: Wherever possible, changes to the booking made will be accommodated although charges may apply. Changes to rental dates within 10 weeks of travelling may be deemed as a cancellation and subject to the charges as shown in clause 3.

7. Safety. The property booked has its own private pool. The owners and their agents cannot accept any responsibility whatsoever and howsoever caused as a result of the use of the pool or its surrounding area. Guests are specifically required to supervise children at all times as the pool has a depth of up to six feet. No diving is allowed. Acrylic glasses are provided specifically for use in the pool area.

8. Force Majeure: The owners of the property or their servants or agents will not be liable for loss or delay occasioned by, but not limited to, strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial dispute, fire, flood, technical or weather problems to transport, aircraft grounding, airport closure or any other event beyond the owner's control. The property owner or agent shall be entitled to cancel the booking if the owner or agent is prevented or hindered from carrying out the obligations agreed to herein and in such an event will refund to the client any deposit or monies paid unless the owner can provide alternative accommodation similar to and of a standard equal to or higher than that booked.

9. Insurance: All clients are required to have adequate insurance cover in force for the entire period of rental and full Passports and visas where applicable. We suggest that clients take out cover from the day of booking (to ensure that your deposit is covered, if you need to cancel later).

10. Telephone: The property booked has a telephone. All telephone calls (non local) are payable on use with a credit card.

11. Management Company: They ensure that the property is well cared for in the owners' absence. They are also on hand should you require any assistance during your stay at the house. Their name and telephone number will be sent to you prior to your holiday and should you experience any problems, just give them a call.

12. Jurisdiction: Signature of the booking form constitutes acceptance of a contract on these terms subject to both the State Laws of Florida and / or English law and the jurisdiction of the English courts.
